River Walk is one of the larger HOA communities in Five Forks — roughly 440 homes, with a recreation centre, fitness room and pool. The houses run big, and a lot of them are brick.
Larger homes mean longer roof runs and more of them, so a River Walk display is usually a step up in scope from a standard two-storey. Brick fronts favour warm white. Because there is a real HOA here with common areas and a board, we are also happy to talk to the association directly about entrance lighting — that is a separate conversation from your house, and we handle the paperwork either way.
We design before we price. That means looking at your specific roofline — not the street's, not a template — and showing you more than one way to light the house before you commit to anything. You approve the design before we order a single bulb.
Most roofline projects in River Walk start around $800 for the whole season — design, materials, installation, in-season repairs, takedown and storage. River Walk homes often run well above that starting price, depending on how much of the roofline and landscape you light.
Adding trees, bushes or walkway staking increases it.
Install dates are assigned in booking order — the earlier you book, the more say you have over your date.
